Wow. Hmm. So it's Dimir Aqueduct/Gruul Turf/etc all smooshed together; but with the slight restriction that it has to return an untapped land. That does mean you can't play this on a turn when you're casting an on-curve spell, which is a restriction. But nonetheless, my current feeling is this is far too good. If it was just "two mana in any combination of {u} and/or {b}" that'd be an interesting contrast to Dimir Aqueduct and sometimes worth playing instead of it. (Helps you cast Underworld Dreams or Shorecrasher Elemental much more consistently than the Aqueduct does, for example.) Giving all four colours of mana is vastly stronger.

If you really want this to make four colours of mana, rather than the current "any combination" approach I might suggest it adds "{1}{u}, {1}{b}, {1}{r} or {1}{g}" (in addition to keeping the karooness).
