If you sacrifice the enchantment or the land in response to the upkeep ability, you get all the cards back immediately no matter how many counters were still on it beforehand.
You could solve this by adding four counters, then saying "When you remove the last counter". You also get the benefit of matching the Vanishing keyword ability, as opposed to matching the defunct Fading keyword. Plus you stop the occasional wiseguy from thinking he can choose not to remove a counter, because the card says "if you do". That's rare... but some people read cards the way they'd like them to work.
